MDO Property has adopted a true ‘back to basics’ approach, as a principal purchaser and manager of investment properties in Australia and overseas. MDO is targeting prime commercial and industrial property investments in capital cities, with high to premium grade tenants on long term leases. Each trust structure may be tailored to suit the needs of the asset and foundation investors. Assets may be sold to MDO on a combination of cash and trust equity.

Lots 1 and 2 were purchased in 2005, and Lot 3 in 2007, and was more recently consolidated in 2010 under the Reid Property Trust.

Following a recent re-zoning by Beaudesert Shire Council, the property allows for development of multiple dwellings under a community title scheme. Approval is now code assessible.

The site will either be sold or developed for re-sale.

Big Bertha is the pre-eminent spectacular billboard on the M1, situated ideally at Beenleigh North between Brisbane and the Gold Coast. The billboard benefits from being situated immediately after north bound traffic reduces speed from 110kmph to 100kmph and before the exit to the Logan Motorway, and similarly just before south bound traffic is able to increase speed to 110 kmph. It is also the first billboard on the M1 to welcome the Logan Motorway vehicles joining the M1 heading south.

Big Bertha is also unique in its tenure, as it was established with a 99 year lease at $1.00 per annum rental (which rental has been pre-paid!). It presently has approximately 74 years left to run. The billboard is not subject to Council Rates or Main Roads levies. The owners play no role whatsoever in the sale of advertising, or the printing, installation or removal of advertisements. The site is currently under management contract with the public advertising group APN Outdoor.

There is also a significant potential upside in income in years to come.

The Reid family own Big Bertha in partnership with the Herron family. It has been agreed to consider a sale of the asset, or preferably the introduction of a joint venture partner. Enquiries may be directed to mike@reidrobertson.com.au.
